Have you ever thought about how varied our country is from one area to another? We have half of our population living on one coast or the other and the other half is scattered in between. The terrain and temperatures are varied as well as the cuisine, yet we are a united nation standing together for a country we all love, even though most of us will never have a chance to see all of it.

Housing is one of the things that vary from region to region. In large cities where housing is at a premium it is rare to find apartments for sale. Once a person dies their apartment is immediately passed on to the beneficiary or is quickly bought by the first person on the waiting list. In less populated areas there are multiple apartments for rent and they are rarely sold. In the Midwest the only way you find apartments for sale is if you purchase the entire building. Most of the zoning laws and statutes do not allow multiple family dwellings to have more than one owner. Most times when the buildings are for sale they are purchased by companies or real estate agents that then manage the buildings and the individual apartments. The exception to this is when a warehouse or other older building has been converted into housing. When this happens you will see apartments for sale. These apartments often are quite expensive and have high taxes.

Taxation is one of the reasons that you do not see as many apartments for sale is the more rural areas of the country. In the rural states taxes are often calculated on the land value that the house sits on versus the value of the home. Property taxes tend to be quite high because it is these taxes that are used to fund public schools. When the taxes are assessed on property it is a disadvantage to the county and state to have multiple households sharing the same property space. Many times it is so cost prohibitive to build an apartment building for this reason that the buildings are not built. This means that there is no space for a family or individual to rent in the community and so they do not stay. This means the communities do not grow and so there is more of a tax burden on those that are left and property taxes are increased more and so apartments are not built and the cycle continues. There are a few communities that are getting smarter and are giving tax breaks to developers to build apartment buildings. There is a great need in the rural areas of our country to have affordable housing. Having apartments for sale would be a great option for many of the elderly as well as young families just starting out.
